What a short window can realistically contain
A 48–72-hour gap does not automatically fit every repaint. Access, preparation, coating intervals and handover all occupy time. Ask what can be completed for the actual surfaces and products before you approve work around a fixed booking.
Luggage marks and isolated scuffs are different from peeling paint, damp or extensive smoothing. Touch-ups can remain visible where an older finish has changed. Decide whether an entire wall needs repainting for consistency rather than assuming a small mark always means a small invisible repair.
Landlord white and host white are choices, not grades
These labels can start a discussion about maintenance and appearance, but they are not paint specifications. Consider flooring, curtains, lighting and future touch-ups. A warmer white is not automatically better for every room or photograph.
Have your manager review a sample in the property and keep the product, colour and finish reference. Camera settings also affect listing images. No shade can promise higher nightly rates or more bookings; the practical aim is an agreed finish that can be maintained.

A short vacancy is a constraint to assess, not a guaranteed turnaround.
Plan ventilation and return to use
Select a suitable coating system and allow for its application and ventilation requirements. EPA guidance treats ventilation as part of indoor painting practice. A fading smell is not a reliable basis for promising that a guest can sleep in the room after a fixed interval.
Low-emission or low-VOC descriptions do not replace the product instructions. Put recoating, ventilation and handover requirements into the schedule before confirming the next arrival. Tell us about any particular occupancy constraints at the enquiry stage.

Hand over to one responsible manager
Name who provides access and who approves changes. Separate painting from cleaning, repairs and listing photography. Agree scope, invoice arrangements and who checks the rooms before guests return. One contact helps keep decisions consistent when several suppliers are involved.
The remote service’s final photos and video record the agreed work. If you want specific images for a listing, discuss them separately; professional property photography is not included by default. This article’s images are illustrations, not a documented before-and-after project.

Yes. Agree one access contact and identify who is authorised to approve scope and changes.
