Coastal exposure and apartment access
For a property in Glyfada or Voula, say whether the request concerns rooms, balconies, metalwork or the façade. If a surface is exposed to coastal conditions, mention that when discussing the coating system. Do not assume every home in the area needs the same treatment: the substrate and actual exposure must be assessed.
What changes the access plan
Balcony walls, soffits and railings are different surfaces. Photograph each one and identify ownership or shared-building responsibilities. For an interior refresh before arrival, explain agent access, lift restrictions and planned furniture deliveries. Your view and postcode do not determine the preparation required.
Check the boundary between decoration and repair
Flaking paint on a balcony wall and deterioration around exposed metal may call for different assessments. Photograph the surrounding area as well as the visible mark. Explain whether the issue returns, but leave diagnosis to an appropriate inspection. Painting should not be presented as a substitute for repairs to damaged underlying material.
Choose exterior colour in its real light
Review exterior samples alongside existing stone, joinery and railings. A photograph taken in strong daylight can look different from the physical finish. For shared façades, establish who approves the colour before ordering. Record the product and shade reference so future maintenance begins with the same information.
